Booking and Payment

  1. Payment of deposit or total fee for your booking indicates acceptance of these Terms and Conditions.
  2. To confirm a booking a deposit of 50% of the total fee is to be made by Visa or Mastercard within 48 hours of booking or booking forfeited.
  3. Credit card details will be held for security purposes.

Cancellations

  1. Cancellations greater than 30 days prior to arrival: - Full refund less a $100 administration fee
    Cancellations 7 to 30 days prior to arrival: - Full refund less 50% of full accommodation fee
    Cancellations less than 7 days: - Full payment is forfeited
    Cooks Hill Cottage will make all attempts to re-let the property if a cancellation occurs. If the property is re-let for the full period the full payment will be refunded less an administration fee of $100

House Rules

  1. By making payment of the total fee, you have an exclusive licence to occupy the property for the days specified when you book (but not possession).
  2. The number of guests staying at the property must not exceed the number agreed to in the booking details. In the event that any additional persons stay at the property, an additional fee will be charged according to our usual rates and/or we reserve the right to terminate the booking without refund.
  3. Small pets by arrangement. Refer to pet friendly Terms and Conditions below.
  4. All guests are expected to behave in a manner that does not cause distress to neighbours or interfere in any way with their right to enjoy their properties. We reserve the right to remove guests who do not adhere to this code of behaviour. In these cases, no refund will be due, and we will not be responsible for finding or funding alternate accommodation, nor will we be responsible for any other associated costs.
  5. For safety and comfort of all our guests, smoking and the use of candles is forbidden.
  6. Guests may not engage in any illegal activity at the property.
  7. You are responsible for leaving the property in the state in which you found it on arrival. All breakages or losses must be reported to us. Whilst we will not pursue reimbursement for minor accidental damage (e.g. Broken glass) the total cost of making good any other damage or loss to the property, garden or contents will be charged for using the security deposit or credit card provided for left for security. Please note this includes the removal of consumable items from the property which are provided for guest use whilst in-house and are not intended as individual use presentations (examples include laundry powder, dishwashing liquid, toiletries provided in dispensers, tea, coffee, olive oil etc).
  8. It is our policy to have all locks changed if keys are lost or not returned. All associated costs will be charged to the credit card provided for payment (or left for security) if this occurs. Similarly any remote controls will be replaced at your cost if lost or not returned.
  9. Standard cleaning services on your departure are included in your rates. Guests are expected to leave the properties in a neat and tidy state without the need for extensive, excessive cleaning. You are responsible for all cleaning charges in the event that the property is left in a state that requires more than standard cleaning. This will be charged for using the credit card provided for payment (or left for security).
  10. The owners of the property are not liable for loss to you of any personal belongings while you are in the property. Guest items found by our cleaning staff are kept in the office for 6 weeks before discarding. It is the guest's responsibility to follow up any items that may have been left behind at the property. We request that guests send a reply paid envelope to PO Box 407 The Junction in order for us to return the items.
  11. There will be no full or part refund in the case of unexpected breakdown or interruption of supply of electrical appliances, hot tub, telecommunications or utilities. Any disruption of services should be reported to the owners as soon as possible. The owners will commit to make prompt attempts to restore services as soon as reasonably possible.

Spa/Hot Tub Rules

Cooks Hill Cottage provides an outdoor spa for the enjoyment of our guests. Guests agree that they use the spa at their own risk and will comply with the following spa rules:

  1. The spa is a heated water environment and if you are concerned that it may adversely affect you it is your responsibility to seek medical advice .
  2. Do not put your head under the water .
  3. Do not use the spa area while under the influence of drugs or alcohol.
  4. Do not use the spa alone .
  5. Do not use the spa for longer than 15 minutes at a time .
  6. Do not use the spa if you have an open wound or feel unwell. It is recommended that pregnant women do not use the spa .
  7. Children must be supervised in the spa area. Direct adult supervision is the only supervision .
  8. Always shower before using the spa to remove creams, oils and sand. This keeps the spa clean and safe .

Pet Friendly Terms and Conditions

We understand that for many people their pets are part of their family. By arrangement Cooks Hill Cottage will accommodate small pets subject to the following terms and conditions.

  1. The tariff per pet is $55 per stay/week. This surcharge covers the small amount of additional cleaning time that is usually required for a pet stay.
  2. If extensive additional cleaning is required, this will be charged for using the credit card provided for payment (or left for security).
  3. The general house rules for pet guests are to not allow them on the beds and furniture and to clean up after them before leaving the property. Guests will be liable for any necessary cleaning and dry-cleaning if required.
  4. All pets are to be flea and tick treated, fully vaccinated, and well behaved.
  5. Droppings and bones are to be picked up, placed in plastic bags and disposed of in rubbish bin.
  6. If it is necessary to repair any damage caused by your pet, this cost will be responsibility of the guest. This will be charged directly to your credit card.
  7. Pets are not to be left alone at the property for extended periods of time.
  8. No responsibility will be taken for lost pets.
